What is documented about a residence, in order — with where it stands.

Completion, conversion, listing, sale, foreclosure, brand change. Facts in sequence, each with a date, a place and a source. Narrative history belongs to the Luxury Hospitality Library and is cited here, never rewritten.

A party is named only when four conditions hold: it is a public figure or a company; the transaction is a matter of public record or has been acknowledged; two independent published sources agree; and the record concerns a completed transaction rather than present occupancy. Everything else reads buyer not established. Prices are carried as asked, reported or registered, and the record says which — a registry entry outranks any newspaper.

Waldorf Astoria Residences New York

1993 · Landmark designation — Designated an official New York City landmark, alongside the Empire State Building and the Brooklyn Bridge. The designation is what later obliged the restoration team to undo earlier alterations.

2014-10-06 · Sale — Hilton agrees to sell to Anbang. THE MOST EXPENSIVE SINGLE-HOTEL TRANSACTION IN US HISTORY at the time: the previous benchmark, the Cosmopolitan in Las Vegas at USD 1.73bn, included a casino. Hilton retained a 100-YEAR management agreement — the longest the register holds. Bloomberg reported the deal was assembled in about a month by Eastdil Secured for Hilton and Blackstone.

2015-02 · Sale — Closing. Hilton redeployed the proceeds under a Section 1031 like-kind exchange into five landmark hotels including Waldorf Astoria Orlando and Casa Marina, Key West.

2017 · Conversion — Closed for conversion. 1,400 guest rooms became 375 condominium residences and 375 hotel suites. Reported at about USD 2bn and eight years, initially delayed by roughly five; total outlay with the purchase reported at more than USD 4bn.

2018 · Brand change — Ownership passed to the Chinese state-backed Dajia Insurance Group after Anbang's chief executive was prosecuted for fraud. Recorded as an ownership event, not a sale: the register does not describe the transfer as a transaction it cannot see the instrument for.

2025 · Completion — Hotel and residences reopened after the eight-year restoration.

2026-02 · Listing — Owners preparing to bring the 375-room hotel to market through Eastdil Secured, months after reopening. Price reported as not less than USD 1bn — roughly half the 2014 purchase before USD 2bn of works. Recorded as a listing, not a sale: an intention, not a delivery.

2005 · Sale — Site acquired from Land Securities by the CPC Group and Al Thani joint venture.

2011 · Sale — Flat A, the top three floors, bought unfinished through the offshore company Water Property Holdings; the buyer had purchased the penthouse in cash in 2007 and was reported to be spending up to a further £60m to complete it. THE PRICE IS REPORTED THREE WAYS — £135.4m from Land Registry documents, £136m and £137m in later reporting — and the register carries all three rather than the roundest. The party is named because three independent published sources agree and the sale is on the Land Registry: the four-part test passes here where it failed at Nujuma, and the difference is evidence, not prominence.

2014-05 · Sale — A 16,000 sq ft penthouse in block A sold unfurnished, a UK record at the time. The buyer was described only as Eastern European and the developer declined to name them or confirm the price. CPC Group said the flat could be worth £160–175m furnished. Nick Candy, to Reuters: boom-time prices, more expensive than we have ever seen, and some prices probably unrealistic and not sustainable.

2019-05 · Sale — A two-floor apartment in block B, then Britain's most expensive home, surpassing the £140m paid for the Park Place estate near Henley-on-Thames. Buyers are two Guernsey-registered companies; the register names the companies and stops there.

2021-04 · Listing — Offered for sale by the developer at £175m following what he described as a surge in demand.

2025-06 · Listing — A penthouse on the 10th and 11th floors listed at £175m through Sotheby's — reported as the most expensive flat ever brought to market in the UK. Held on a leasehold with 981 years remaining. Four years at the same asking price, and the register records the repetition.

Koolau Ranch, Kauai

2014–2015 · Sale — About 700 acres in two parcels on the north shore — Pila'a Beach and the Kahu'aina Plantation.

2019-06 · Sale — Four kuleana parcels inside the estate taken to title at auction by a Zuckerberg-backed relative after bidding was reopened at a court hearing — more than double the amount bid in March. The parcels were bought by a Portuguese immigrant in 1882 and passed to seven children when he died intestate in 1928.

2021-03 · Sale — 595.4 acres at Lepeuli fronting Larsen's Beach, bought from the non-profit Waioli Corporation. The beach access road was excluded and remains public.

2021-11 · Sale — 110 acres including a former sugar plantation and the Ka Loko reservoir, whose dam broke in 2006 releasing 400 million gallons and killing seven people. Repair of the dam is a legal obligation attaching to the land.

2025 · Sale — 962 acres of ranchland inland of the compound, bought through a Hawaiian-sounding LLC. Reported as Zuckerberg's largest single purchase; the register names the reported principal only where a source states it and records the vehicle as unnamed here. Total holding passes 2,300 acres.

1980 · Sale — Bought from Flavio Carboni, owner of La Voce Sarda, as Villa Monastero and renamed.

2021 · Valuation — Valued at €260m.

2025 · Listing — Marketed by Sotheby's International Realty with Knight Castle. One source close to the sale said the asking price was above what the family expected to achieve — a rare published admission that an ask is a position rather than a value.

2026-06 · Sale — Binding offer accepted — THIRTY PER CENT BELOW THE ASK and thirty-five per cent above the 2021 valuation. Fininvest confirmed a binding offer from a foreign buyer without naming the party or the price; the buyer is named by press reporting and by the reference works, and is a company rather than an individual.

2026-06 · Valuation — The seller's book value at disposal, with Italian press estimating about €56m of state tax on the gain. Carried because a book value and a tax charge make a reported consideration legible in a way no headline does.

2015 · Listing — Contract signed while the tower was under construction; reported at the time that the unit could ask USD 150–175m. Four years between contract and closing.

2019-01-23 · Sale — A four-floor penthouse on the 50th to 53rd floors — THE MOST EXPENSIVE HOME EVER SOLD IN THE UNITED STATES, a record that still stands. More than double the previous New York record of USD 100.47m set at One57 in 2014. Griffin told the Wall Street Journal it was a place to stay when he is in town. Days earlier he had paid about £95m for a house overlooking St James's Park in London.

2019-06 · Sale — Two units bought through an LLC — USD 82.5m on the 60th floor and USD 75m on the 61st — later reported by CNBC as the Alibaba co-founder. At the time the second-largest sale in New York and the third-largest in the United States, both records set in this one building.

2022-08 · Sale — The super-penthouse sold — ASKED AED 180m, PAID AED 163m, a gap of 9.4% between listing and sale on the city's headline lot. One of the few records here where both the ask and the achieved price are published for the same unit.

2019 · Sale — Sold by Gruppo Campari — ROUGHLY 80% BELOW THE 2016 ASKING PRICE, the largest ask-to-sale gap in this register. The buyer's holding company described it as a long-term investment. The same party holds Flat A at One Hyde Park.

1974 · Sale — Bought from Henry Ford II by the Saudi oil minister, whose name the compound has carried ever since.

2025-03 · Sale — ITALY'S MOST EXPENSIVE RECORDED RESIDENTIAL SALE, advised by Italy Sotheby's International Realty. The buyer is named by Italian press as the chief executive of Block.one. THE REGISTER'S OWN DATE IS CORRECTED HERE: it had carried June 2025, which was the date of the Forbes article and not of the transaction.

2025-06 · Sale — The most expensive residential sale ever recorded in Italy, per Sotheby's. Seller's estate: the former Saudi oil minister Ahmed Zaki Yamani.

2025-01 · Sale — CORRECTED 6.09.2026. This register recorded a press report of £38m for a Wilton Crescent house with a Kinnerton Street mews, January 2025. HM Land Registry shows 4 WILTON CRESCENT AT £34,000,000 ON 31 JANUARY 2025. The two may be the same transaction described differently — the press figure may include the linked mews, or a different composition of title — or two separate sales. WITHOUT COMPARING ADDRESSES, TITLES AND WHAT WAS ACTUALLY TRANSFERRED THE REGISTER WILL NEITHER MERGE THEM NOR TREAT THEM AS TWO. Registered sales on the same crescent: 4 Wilton Crescent £34m (31.01.2025); 11 Wilton Crescent £33m (31.07.2025); 40 Wilton Crescent £13.88m (13.01.2026).

2026 · Sale — CONTEXT EVENT, not this house: a Belgravia townhouse reported at about £35.5m in spring 2026. THE PARTY IS NAMED BY ONE SOURCE ONLY and the four-part test therefore fails on independence; the register records the report and the failure together rather than either suppressing the name or adopting it.

2026-01 · Sale — The largest recorded Belgravia house sale in the period surveyed.

The world's press reported £70m / USD 128m and called it the most expensive house purchase ever recorded; the error is roughly 22% and has been repeated for two decades. The register carries the registered figure as the price and the reported figure as a report, under Verification Standard §5b.
