Waldorf Astoria Residences New York

Fourteen hundred hotel rooms became three hundred and seventy-five apartments and three hundred and seventy-five suites. That single line is the whole project: a 625-foot Art Deco landmark on Park Avenue, protected under New York's Landmarks Preservation Law, taken apart and put back as two buildings in one — and Skidmore, Owings & Merrill were required to undo earlier alterations as well as make new ones.

Studios to four-bedrooms and penthouses, interiors by Jean-Louis Deniot, kitchens by Molteni&C, optional B&B Italia furnishing packages in two palettes, and more than fifty thousand square feet of residents' amenity with a twenty-five metre pool. Closings were under way as of December 2025.

The address is published two ways and one of them is almost certainly an error. Two sources say 305 Park Avenue, one says 375 — which is also the residence count. The register carries 305, the address on the developer's own site, and records the other because that is how a number migrates into an address and stays there.
