This building publishes both what owners ask and what buyers pay, which almost none of them do. Recent sales average about $2,708 a square foot; current asking prices average about $3,419. A gap of roughly a quarter, in the open, on a branded building — the single most useful number a buyer of any branded residence could have, and it exists here because the resale market is deep enough to generate it.

A crystal house's first hotel anywhere, and the oldest maison-residence record this register holds in New York.
The count and the year both wobble. Sixty-one residences in two sources and sixty in a third; built 2012 per a broker record while the hotel opened in 2015. The register carries the spread and no completion year, which for a finished building on a famous corner is a mild indictment of everyone publishing about it.
Who it is not for
Not for a buyer who wants a quiet block: this faces the Museum of Modern Art and is a minute from Fifth Avenue. Not for anyone who needs the numbers settled — a completed building on 53rd Street still disagrees with itself about its own unit count.
