Villa La Leopolda
Villefranche-sur-Mer, France. Unbranded. The most-cited price on the Riviera belongs to a sale that never happened.
Three hundred and ninety million euros, offered in 2008 by Mikhail Prokhorov, and the deal collapsed. The deposit was forfeited. The figure has circulated for eighteen years as though it were the Côte d'Azur's record, and no transfer ever took place.
The register carries it as an offer, in the field for offers, with the collapse and the forfeiture recorded beside it. It is the same discipline that keeps the £110 million ask at 17 Belgrave Square from becoming a price, and the £70 million reported worldwide for 18–19 Kensington Palace Gardens from displacing the £57,145,967 on the deed. Asked, offered, reported, registered — four different things, and only one is evidence of value.
The estate cascades down the hillside above Villefranche-sur-Mer with fourteen bedrooms, owned by Lily Safra. It sits twenty minutes along the same coast from Villa Les Cèdres, which did sell — at about a fifth of its own asking price.
Who it is not for
Not for anyone quoting €390m as a Riviera benchmark: no one paid it and the buyer lost his deposit. Not for a buyer at all — nothing here is offered.
