Sherbourne House

This is a registered price, and the distinction is the point. HM Land Registry defines the price as the sum stated in the transfer deed and the date as the completion date stated in it. £18,300,000 on 19 August 2025 on Sherbourne Drive — the largest registered house price this register holds anywhere in the British estate-villages, and a different class of fact from every asking price beside it.

A warning the register has adopted as its own: on a street this short, a published average for a period can be set entirely by this one sale. Tangle Copse on the same drive registered £6,050,000 in December 2024. A street mean computed across those two describes neither house. The register carries houses, not averages.

It sits on the Sunningdale–Wentworth boundary, which is why the register holds Sunningdale as a place in its own right rather than as a footnote to Ascot — Titlarks Hill alone has carried £18m in 2023 and £21m as far back as 2017.
