This record introduces a source class the register has not used before: the government transaction registry. The Dubai Land Department records four apartments sold here in twelve months at an average of AED 36,087,500, against asking prices of AED 37–78 million averaging AED 57,178,067. An official average thirty-seven per cent below the average ask — evidence of what is paid rather than what is wanted, and the strongest price evidence available short of a deed.
OMNIYAT developed it with Foster + Partners and interiors by Gilles & Boissier, on the Dubai Water Canal at Marasi Bay. The hotel is The Lana; the residences are sold separately and listed as The Lana Residences. Two to four bedrooms plus duplexes and penthouses, fully furnished.
For a completed building the published facts are a mess, and the register carries all of it: thirty-nine residences in one source and seventeen in another; twenty-four storeys and thirty-two; completion given as June 2021, Q2 2022 and 2023; entry price as AED 3 million, AED 14.5 million and AED 30 million. A tenfold spread in the entry price of a finished tower.
Who it is not for
Not for a buyer trusting an asking price: the registry says four sales closed thirty-seven per cent below the average ask. Not for anyone who needs the basics settled — the unit count, floor count, completion year and entry price all disagree across sources.
