Malibu, United States. Unbranded. A concrete house by Tadao Ando, and the third record on one stretch of coast.
Three of the four largest Californian transactions sit on one short stretch of the Malibu shore. The Ando compound at Paradise Cove, reported at USD 200 million in 2023; the seven-acre estate beside it at a reported USD 177 million in 2021; and El Pescador at USD 210 million in 2024, which this register already holds as the Californian record.
That concentration is the register's most repeated finding. Gough Hill Road in Hong Kong holds a record and a sixty-two per cent collapse two hundred metres apart. Belgrave Square holds a £35 million sale and a £35 million purchase being re-offered at £110 million. Mount Nicholson holds four of Hong Kong's twenty largest house sales at one address. Trophy markets are not cities; they are a few hundred metres.
The house is a monumental concrete work by Tadao Ando — one of very few records here admitted with an architect of that rank on an unbranded private estate, beside Cherry Hill, Le Palais Bulles and N°001 Minami Aoyama.
