Romazzino Compound (Villa Yamani)
Costa Smeralda, Italy. Unbranded. Italy's most expensive recorded sale — and the register had the date wrong.
More than €160 million in MARCH 2025, and the buyer is named. Italian press identifies Brendan Blumer, chief executive of Block.one, advised by Italy Sotheby's International Realty. This register had carried *buyer not established* and June 2025 — the June date was the Forbes article, not the transaction. Both corrected today, and the correction is on the record rather than quietly overwritten.
The history is worth more than the price. Designed in the 1970s by Luigi Vietti with Michele Busiri Vici — the same Vietti the Aga Khan hired to write the Costa Smeralda building code — then owned by Henry Ford II, and sold in 1974 to the Saudi oil minister Ahmed Zaki Yamani, whose name it has carried ever since. Local reporting still calls it Villa Yamani.
The berth conveys: two private docks and a mooring for a 280-foot yacht, on 350 metres of private shore with three villas, twenty-eight bedrooms and thirty-five bathrooms. One of two records in this register where moorage belongs to the asset. Site area is given as 2.3 hectares and as 5.7 acres — those agree; the shore at 350 metres and about 1,000 feet does not, and the register carries both.
Who it is not for
Not for a buyer: sold, and privately held. Not for anyone treating the coast as liquid — fewer than ten serious prime sales a year and eighteen to thirty-six months on market.
