This is the register's first record with the access model set to Private — known, documented, and not offered publicly. Koolau Ranch has been assembled since 2014 by Mark Zuckerberg and Priscilla Chan and now exceeds 2,300 acres, with total investment reported above $300 million. Robb Report notes that figure likely exceeds the $311 million annual operating budget of the entire island of Kauai.
Wired put the build alone above $270 million: more than a dozen buildings, at least thirty bedrooms and thirty bathrooms, a five-thousand-square-foot underground bunker with its own power and food supply, and workers under non-disclosure agreements. Most of the land is farmed — cattle, organic ginger, macadamia, turmeric, native plant restoration.
The chain of record carries what the coverage of the price does not. The 2015 assembly involved lawsuits to force the sale at public auction of kuleana parcels held without formal deeds by descendants of a Portuguese immigrant who bought them in 1882; the suits were dropped and an apology published in the island's newspaper. In 2019 a court reopened bidding and a backed relative took title to four parcels for $2,145,000. And the 110 acres bought in November 2021 carry the Ka Loko reservoir, whose dam broke in 2006, released 400 million gallons and killed seven people — repairing it is a legal obligation attaching to the land.
Who it is not for
Not for anyone: nothing here is offered, and the register holds the record because the transactions are public, not because the property is available. A previous owner's plan for eighty luxury homes on the 2025 parcel was cancelled after the sale.
