Cipriani arrived in Dubai as a residential brand before it arrived as a hotel. Mr. C, founded by Ignazio and Maggio Cipriani — fourth generation of the family that opened Harry's Bar in Venice in 1931 — partnered with the boutique developer ALTA Real Estate Development for a residential-only building on the Water Canal in Jumeirah.
Arquitectonica drew the building and Meyer Davis the interiors; the residences run from three to six bedrooms and are serviced, with valet, butler and housekeeping. The register notes that the building sells the Cipriani service model without a Cipriani hotel behind it — a configuration that is becoming common and that buyers routinely misread.
The crown of the building — a triplex, two duplexes and five full-floor penthouses across eleven floors — was reported sold as a single lot for AED 650 million, described at the time as Dubai's largest single real-estate transaction of 2023. The register holds that price as reported, with its source and date, and does not repeat it as fact.
Who it is not for
Not for a buyer who wants a hotel's back-of-house: there is no hotel here, only the service arrangement. Not for anyone who wants a landmark address — the Water Canal is a young frontage still deciding what it is.
