This is what the Landmark Residences code was written for. No residential brand is on the building, and it is fully serviced anyway — room service, same-day laundry and housekeeping come from the Mandarin Oriental next door, with round-the-clock security by SAS-trained staff, panic rooms and bulletproof glass. Service without a name over the door is a distinct product, and until this record the register's B9 shelf had almost nothing on it.

Developed by Project Grande (Guernsey) Limited — Christian Candy's CPC Group with Sheikh Hamad bin Jassim bin Jaber Al Thani, then Prime Minister of Qatar — on a site bought from Land Securities in 2005 for £150 million. Tenure is leasehold with 981 years remaining, which reads as ownership and is legally a lease, exactly as at St. Regis Singapore.

The record carries a documented fact about occupancy that most registers would leave out. Council-tax reporting in the building's early years found four flats paying the full charge and five claiming the second-home reduction, in a block of eighty-six. That is a published finding about how the building is used, and the register keeps it in the Chain of Record rather than inferring anything about who owns what.

Who it is not for

Not for a buyer who wants freehold or a resident community: the title is a long lease and much of the building is a second, third or fourth home. Not for anyone who wants the brand's accountability — there is no operator and no licence, only a neighbour's service contract.
