Every other trophy record in this register documents a price falling away from its ask. Villa Les Cèdres gave up eighty per cent. Villa Certosa thirty. The Lana's registry sales came in thirty-seven per cent under the average asking price. Atlantis The Royal's penthouse nine and a half.
This one runs the other way. Number 17 was bought at £35 million in 2024, reconstructed by Fenton Whelan, and re-offered as a *giga mansion* at about £110 million with completion stated for the summer of 2026 — three times the purchase price on a two-year rebuild. It is the clearest case in this register of value being manufactured rather than discovered.
And it has not been tested. No sale is recorded. The register carries the £110 million as an ask, in the field for asks, on a page that says so — which is the whole reason the standard separates asked, reported and recorded prices.
Who it is not for
Not for a reader treating the £110m as a value: it is a position, and no buyer has yet answered it. Not for anyone comparing it with number 35 across the square, which sold at the price this one was bought for.
