Thirty-five square metres. RMB 84,000,000. RMB 220,000 per square metre. The smallest unit in this register to set a national record, and the price per metre is the entire point — the apartment itself is the size of a large studio.

It displaced Tomson Yipin's RMB 190,000 benchmark, which had stood as the Chinese ceiling for years, and it did so on a tenth floor rather than a penthouse.

Shanghai takes 76 per cent of all Chinese transactions at or above RMB 50 million, in a national residential market down 11.1 per cent year on year — while deals above RMB 50 million rose 51 per cent. Two markets in one country, and this record sits at the top of the smaller one.

Who it is not for

Not for a buyer looking for space: thirty-five square metres is the unit, and the record is a rate rather than a home. Not for anyone reading the Chinese market as one market — it is at least two, moving in opposite directions.
