Mareterra
Monaco. Unbranded. Fifteen acres of coastline that did not exist, built for two billion euros.
Monaco ran out of land and made more. Mareterra added about fifteen acres — six hectares — to the principality's coastline at a reported cost of €2 billion, masterplanned with Renzo Piano and Norman Foster and presented as Monaco's first eco-district. It is the clearest case in this register of a place being manufactured because the alternative is not available at any price.
Homes here are reported at about €100,000 per square metre, more than double the average resale price in the principality — and the principality's own average, above €51,000 per square metre per its Real Estate Observatory, already makes it the most expensive residential market in the world.
Mareterra is not one development. Le Renzo, Les Jardins d'Eau, the Townhouses and a Villa are separately named products under one masterplan, and under this register's rule each is a development. Le Renzo is entered separately; the others follow as sources appear.
Who it is not for
Not for a buyer who wants a settled address: this ground is two years old and its market has no resale history at all. Not for anyone comparing per-metre prices with the rest of Monaco — the premium here is over the most expensive market on earth.
