220 Central Park South

New York City, United States. Unbranded. One hundred and eighteen apartments on Central Park South — the building that holds the American record.

Editorial entry · sources recorded · property confirmation pending

The most expensive home ever sold in the United States is in this building, and the price on the instrument is not the price in the headlines. Ken Griffin's four-floor penthouse closed on 23 January 2019 at $239,958,219 per property records; the Wall Street Journal first reported $238 million and that is the figure that entered circulation. The register carries the recorded number and notes the reported one, because the gap between what the press ran and what the deed says is exactly what a chain of record is for.

It is a limestone tower of 950 feet by Robert A.M. Stern Architects with interiors by Thierry Despont, developed by Vornado at a reported construction cost of $1.4 billion — deliberately pre-war in manner, a rebuttal to the glass supertalls that preceded it. Eighteen-storey Villa, seventy-nine-storey Tower, 118 units, 397,000 salable square feet.

Two American records were set in one building within six months. Griffin's penthouse in January; Joe Tsai's two units at $157.5 million combined in June, then the second-largest sale in New York and third-largest in the country. The record has stood since, and no branded residence in this register has come close to it.

Who it is not for

Not for a buyer looking for service: this is an unbranded condominium with a concierge, not an operated building. Not for anyone comparing floor counts — sources give 65, 66 and 79, and only the last describes the Tower.
