Hong Kong. Unbranded. Frank Gehry's first residential building in Asia, developed by Swire Properties.
Gehry had never built a residence in Asia before this one. Opus Hong Kong, on Stubbs Road above Mid-Levels, is Swire Properties' commission and the architect's only residential work on the continent — which places it in the same small set as Pelli in Tokyo and Libeskind in Dubai, where the building's case is the signature rather than the brand.
A twelfth-floor unit of 5,444 square feet traded at HKD 512,000,000 — HKD 94,048 per square foot.
The register files it as Landmark. There is no residential brand, no operator and no licence: an architect's name, a developer's covenant and a hillside.
Who it is not for
Not for a buyer who wants hotel service: there is none. Not for anyone who needs comparables — a building of this few units with this signature has almost no like-for-like anywhere in the city.
