Two reported sales, and subtracting one from the other would manufacture a yield out of two different classes of fact. The Financial Times reported a completed sale at £138,900,000 in January 2025. In June 2026 the Evening Standard described the house as understood to have sold at about £190,000,000, while The Times described a purchase as approaching. No registry confirmation of the second was obtained.

A reported completed sale and a reported and unconfirmed one are not comparable, and the fifty-one million between them is not a gain — it is the distance between two levels of evidence. The register states that plainly rather than publishing a percentage.

The house itself is one of the great villas of Regent's Park and would merit a full record on architecture alone; that work is outstanding.
