Dubai, United Arab Emirates. Atlantis. Two hundred and thirty-one residences on the crescent of Palm Jumeirah — and a penthouse where both the ask and the price are public.
Asked AED 180 million, paid AED 163 million. The five-bedroom triplex of about 25,000 square feet was listed in September 2021 as the most expensive property on the Dubai market and sold in August 2022 for USD 44.4 million — a gap of 9.4 per cent between listing and sale. Very few records here publish both numbers for the same unit; this one does, and it is the second such case after The Lana, where the registry showed sales thirty-seven per cent under the average ask.
Everything else sold first. All 230 other residences were gone by May 2022, before the super-penthouse found its buyer — which inverts the usual order and says something about how the top lot in any building actually trades.
Kerzner developed and operates it, Kohn Pedersen Fox drew it, forty-three storeys on the crescent, opened over two days in January 2023. The penthouse sold shell and core, with fit-out left to the buyer — unusual at that price and material to any comparison with a finished unit elsewhere.
Who it is not for
Not for a buyer comparing a finished apartment: the headline lot was sold as a shell, and the fit-out is the buyer's cost. Not for anyone who wants seclusion — this sits inside a resort with a waterpark, an aquarium and ninety pools.
