Two houses on one square, and their paths diverge completely. Number 35 sold at £35 million in January 2026, the largest recorded Belgravia house sale in the period surveyed. Number 17 was *bought* at £35 million in 2024 and is now offered at about £110 million after reconstruction. The same figure is a ceiling on one side of the square and an entry price on the other.
Belgrave Square holds the district's largest houses, and the register carries these two because they are trophy transactions on the public record — not because Belgravia's average means anything. The district average is made of flats and describes nothing about houses: terraced asks average about £5.9 million against sold nearer £4.3 million, with exposure past two hundred days.
Two context events sit against this record rather than an address. An eight-bedroom on Wilton Crescent with a Kinnerton Street mews took £38 million in January 2025 on four offers. And a Belgravia townhouse was reported at about £35.5 million in spring 2026 to a named public figure — reported by a single source, so the four-part test fails on independence.
