• The ground is usually the factGrosvenor in Mayfair, the Crown Estate on Kensington Palace Gardens, one Qatari holding on Costa Smeralda, one party owning 98% of Lanai. In Monaco the largest private landlord never sells at all, so every published average describes only the part of the stock that trades.→
• The ceiling is unbrandedEvery price record this register holds belongs to a building with no brand on it — 220 Central Park South, Mount Nicholson, The Legacy, COFCO Seascape Yiho, El Pescador. The branded sector claims a 25–40% median premium. Both can be true.→
• Asked, reported, registeredThree classes of price and the gaps between them: Villa Les Cèdres sold 80% under its ask, Villa Certosa 30%, The Lana 37% under the average ask by the Dubai registry, and 18–19 Kensington Palace Gardens was reported worldwide at £70m against £57,145,967 on the deed.→
• What you actually ownFor sale and owned outright are not the same statement. Renewable leasehold in the Maldives, 999 years in Singapore, seventy-year land-use rights in mainland China, apartment status in Moscow, condominium regimes in Mexico.→
• The marina is not a berthEleven developments in this register sit beside a marina and give no mooring right at all. Two convey one: One&Only Portonovi and the Romazzino compound.→
• A licence is not a deliveryAn announcement, a permit, a contractor award or a signed brand agreement is evidence of intention. Only delivery is evidence of delivery.→
• Four names that were not residencesSt. Regis Bali, Six Senses Con Dao, Soneva Kiri and Bvlgari Roma entered this register as residence programmes and are hotel accommodation. One more, Raffles Singapore, does not exist as a product at all.→
