Investment migration — the rule, as checked 24.09.2026

Residence — property counts toward a wider investment, not alone

New Capital Investment Entrant Scheme: HK$30 million in permissible assets, of which HK$3 million into the CIES Investment Portfolio. Residential property counts since 16 October 2024 — one property at HK$50 million or more, lowered to HK$30 million for purchases completed from 17 September 2025 — but at most HK$10 million of it, and only the equity, never the mortgaged part. A home alone confers nothing; it can be a third of the qualifying portfolio. Two-year entry, then three-year extensions; permanent residence after seven years.

Where the sources disagree

Sources written before September 2025 give the HK$50 million single-property floor and a HK$10 million real-estate cap; later ones give HK$30 million and a HK$15 million cap for all real estate, with residential still capped at HK$10 million.

This jurisdiction in the register

19 records, 19 with a published page. Each record carries the facts this rule turns on — entry price, seller, and where the rule distinguishes them, first sale, fractional sale, construction status, tenure — each dated and sourced.

The register publishes the rule and the facts; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel. All jurisdictions →
