HK$5,100,000,000, by private tender, in 2015. No other transaction in this register comes near it — not the Waldorf Astoria at USD 1.95 billion, not 220 Central Park South at USD 239,958,219, not Villa Certosa at €350 million. Ho Tung Gardens went to Cheung Chung-kiu (張松橋) after a long and public fight over whether the historic house would be preserved.

What was sold was a site, not a house, which is why the figure dwarfs 75 Deep Water Bay Road at HK$2.5 billion on the same island. The register carries it as an estate and not as an apartment comparable, because a price that includes the right to build is not the same class of number as a price for a finished home.

It sits at 75 Peak Road, on the ridge where four of Hong Kong's twenty largest house sales are within a few hundred metres of one another.

Who it is not for

Not for a reader comparing it with house prices: this was a development site sold by tender, and the consent is most of the value. Not for anyone treating it as current — the sale is a decade old.
