Not every residence in this register is for sale, and this record is why the access axis has a Lease value. Four Seasons Place holds 519 residential units beside the 399-room hotel in the International Finance Centre at Central, and they are serviced apartments taken on lease from the operator. Tenure reads *not offered for ownership*; the register holds the record anyway, because leasing is a legitimate way to occupy a branded residence and pretending otherwise would distort the picture.

It is also the largest branded residential count in Hong Kong at 519 units, in a forty-five-storey building completed in September 2005 — old enough, like San Francisco's Four Seasons, to predate most of the category it belongs to.

Hong Kong is either the seventh or the third billionaire city in the world, depending on whether you read Hurun's 88 or Forbes's 72, and the register had no record in it until today. The two counts disagree about the city by four places, which is worth remembering before anyone cites either as fact.

Who it is not for

Not for a buyer at all: nothing here is sold, and the register records that plainly rather than leaving the field blank. Not for anyone who wants a quiet address — this is the IFC complex above the airport express, and the building works like the city it sits in.
