Deep Water Pavilia
Wong Chuk Hang, Hong Kong. 447 homes over an MTR station, where seventeen flats sold for a billion dollars in a week.
Built on top of a railway depot. Deep Water Pavilia is the fifth phase of The Southside at Wong Chuk Hang, where a consortium led by New World with MTR, Emperor, CSI and Lai Sun paid over HK$6.4 billion for the land in 2021: 447 flats of two to five bedrooms in two blocks above the station and its mall, due in November 2026.
Its opening week made the point of the district. Seventeen flats sold for more than HK$1 billion in all, averaging nearly HK$62 million, and a four-bedroom of 1,706 square feet went at about HK$48,000 a square foot — the highest in the Southern district in recent years — to buyers from The Peak, the mainland and abroad. The reports named it without a country.
Who it is not for
Not for a buyer who wants a large home: most flats here are two-bedroom.
