HK$459 million in February 2021 for a Phase 1 penthouse duplex — about HK$136,000 per square foot, briefly the most expensive apartment in Asia by rate. Phase 1 went on to take about HK$9.96 billion across 54 of its 115 units.

Then the largest single residential disposal Hong Kong had seen was agreed and abandoned: a 2022 bulk sale of the remaining units at HK$20.7 billion was later aborted. The register records the abandonment because a transaction that did not complete is a fact about the market, and price lists never carry it.

Phase 2 continued into the softer cycle: HK$362 million in June 2026 for 2,911 square feet, HK$124,356 per square foot — still the year's first-hand high, and nine per cent below the 2021 rate.

Who it is not for

Not for a reader who wants a simple direction: this building holds a record, an aborted mega-deal and a softer new high within five years. Not for anyone comparing with Mount Nicholson — that is houses and sky villas on the Peak, this is Mid-Levels.
