HK$605.44 million in 2018 for a duplex, cited at the time as the most expensive apartment in Asia. Later Land Registry tickets in the same building: HK$450 million in 2021 and HK$393 million in 2022.
The same address, thirty-five per cent lower in four years — and the register carries all three because a single record would say whichever thing its author wanted it to say.
Nan Fung (南豐) built it, the same house that joint-ventured Mount Nicholson with Wharf. One developer holds both the apartment record of 2018 and the per-foot record of 2025.
Who it is not for
Not for a reader using the 2018 figure as the building's value: two later registered sales are well below it. Not for anyone comparing across the harbour — southside duplexes and Peak sky villas are different products.
