Hong Kong. Unbranded. A Stanley mansion bought by a company the registry could name.
HK$1.02 billion in 2016 to a company called Golden Sea — and Land Registry records linked that company to Nicholas Chu (朱沃裕). The register names him because the link is on the public record rather than in a newspaper's estimate, which is the whole four-part test in one sentence.
About 11,937 square feet saleable on a site of roughly 22,438, about HK$85,448 per square foot — the lowest rate among Hong Kong's ten largest house sales, because Stanley is not The Peak and the register keeps that distinction visible.
It stands eighth on the list of Hong Kong's most expensive houses; all twenty are on three hills and one southern shore.
Who it is not for
Not for a buyer comparing per-foot rates across the island: Stanley trades at roughly half the Peak's top rates for a larger house. Not for anyone assuming a named company means a disclosed owner — the link came from the registry, not from the parties.
