HK$163.5 million in 2000. HK$1.5 billion in 2015. The seller, Francis Yuen Tin-fan, had bought the older residence at the turn of the century; the 2015 sale ran to about HK$150,000 per square foot on roughly 9,890 square feet, and Swire was still citing that benchmark a decade later.
The buyer is widely reported as Jack Ma (馬雲) and was never officially disclosed. Early reporting described the identity as market information rather than a confirmed purchaser. The register carries it on that basis and names the condition — which is the difference between what a database can assert and what a newspaper can print.
It is the case that shows why a record needs four separate fields: the confirmed price, the confirmed legal entity, the reported beneficial owner, and the house itself.
