The property-holding company was sold, not the property. HK$2.5 billion in 2017 to Pan Sutong (潘蘇通) of Goldin, about HK$180,000 per saleable square foot on a reported 13,854 square feet. Contemporary reporting described the stamp-duty treatment that follows from transferring shares rather than title.

This is why a Hong Kong trophy database cannot rest on Land Registry price-paid searches, and it is exactly the case the register's route-to-market axis was built for: the event reads *company transfer — shares rather than title*, and a search of the deeds would show nothing at all.

The house is three storeys with a private pool above Deep Water Bay and the golf course, on a site of about 21,420 square feet, later valued near HK$3.3 billion.

Who it is not for

Not for anyone reconstructing the market from deeds: this sale leaves no ordinary trace. Not for a reader treating the per-foot figure as comparable — it is derived from a share price, not a price paid for a house.
