An institutional residence became a billionaire's house, and the register can date it. HK$1,088,000,000 in August 2025 for 11,451 square feet — about HK$95,018 per square foot, the most expensive Hong Kong home sale of that year. Five bedrooms, a rooftop terrace, a pool and a jacuzzi after refurbishment.

The buyer was not publicly identified. The register records the price and the date, and leaves the party as not established.

Gough Hill Road holds both ends of this market. Number 1 sold at HK$1.088 billion in 2025 while number 15, two hundred metres away, was sold by a lender the same year at HK$790 million — sixty-two per cent below its 2016 price.

Who it is not for

Not for a reader taking the street as a trend: two houses on it moved in opposite directions in the same year. Not for anyone who needs the counterparty — the buyer is unidentified.
