Hong Kong. Unbranded. The building that was the world's most expensive apartment, until the deals were cancelled.
In 2009 a duplex here was marketed at HK$439 million and briefly called the most expensive apartment in the world. Several of the early deals were subsequently cancelled. The register holds the building for that reason above any other: it is the clearest case anywhere of a headline price that never became a transaction.
What did trade, later and lower: HK$595 million in December 2015 at about HK$103,700 per square foot; HK$522 million in 2017; HK$400 million in 2017; HK$378 million in 2022; and HK$133.8 million in 2026 for a 39th-floor flat.
Henderson Land (恒基兆業) built it. Every price above is a real ticket; the famous one is not, and no register that mixes the two can be used to check anything.
Who it is not for
Not for a reader quoting the 2009 figure: it was an asking price attached to deals that fell through. Not for anyone reading the trading history as decline alone — the building sold well for a decade before the recent softness.
