The Ritz-Carlton Residences, Mexico City

Mexico City, Mexico. Ritz-Carlton. Sixty-four homes on floors 48 to 55 — and a yield printed on the sales page.

Editorial entry · sources recorded · property confirmation pending

Almost nothing in this register carries a published yield, and this one does. The selling agent states that an owner may engage the hotel to let and manage the residence, all year or on chosen dates, generating a 5.1% cap rate on an annual basis. The register records it as the agent's claim and not as a fact: no occupancy assumption, no basis, no net-of-costs qualification. It belongs on the record because so few operators put any number to the rental programme at all.

A worked unit is published in full — prototype 05 on level 48, 112 square metres, two bedrooms, two baths, a balcony, USD 1,573,736. A price to the dollar on a named floor is rarer here than a range, and it lets a reader check the yield claim themselves.

Sixty-four residences on floors 48 to 55 of Torre Chapultepec Uno at the head of Paseo de la Reforma: 60 to 240 square metres, 3.1-metre ceilings, an independent lobby and lifts, a double glass facade that circulates air across the terraces, automated underground parking, a heliport. Taller G with Arquitectoma, structure by WSP and Arup, LEED Gold.

And the name is doing two jobs at once. *The Ritz-Carlton Residences Mexico City* is also the hotel's booking name on hotels.com and booking.com, with a 3pm check-in and hourly parking rates. The residences are real and for sale; the same string also sells nights. The register has found six listings that dissolved into a booking engine — this is the first where both are true of one name, and the strongest case yet for identifying by code rather than by title.

Who it is not for

Not for a buyer taking 5.1% as a return: it is an agent's figure with no stated basis and no costs deducted. Not for a foreign buyer expecting simple freehold — Mexican ownership here runs through a structure.
