The owner of the brand is also the developer, which is rare enough to be the first thing on the record. Vladislav Doronin's OKO Group is building this, and Doronin owns Aman. Everywhere else in this register the brand and the developer are separate parties bound by a licence or a management contract; here they are the same interest, and the `brand_licence` field reading *operated by the brand* understates how close the arrangement is.
The Versailles Hotel becomes a fifty-six-key Aman with interiors by Jean-Michel Gathy; a second tower by Kengo Kuma holds the residences, tiered and scalloped so every unit faces the ocean. Two to six bedrooms, full-floor residences and duplex penthouses with private pools, completion reported for 2027.
The count is contested in a way that changes what is being sold. OKO's own page and two brokers say twenty-two residences. Two building records describe something else entirely: twenty-three condominiums on the Versailles plus forty-one in the Kuma tower at one to three bedrooms, with a second tower attributed to Luis Revuelta. Those are not two counts of one product — they are two different products, and the register carries both rather than averaging them.
Who it is not for
Not for a buyer who has not asked which tower and which product: 22 large residences and 64 smaller ones are both described at this address. Not for anyone who wants a historic building — the Versailles becomes the hotel, and the homes are new.
