Nobu Residences Los Cabos
Sixty residences on the Pacific beside the Nobu hotel, from ninety-eight square metres to a five-hundred-and-seventy-metre penthouse — and every one of them is booked, not bought.
The operator publishes the inventory twice and the ownership nowhere. Nobu's residence collection page: “This year, Nobu Residences Los Cabos welcomed residents to 60 exclusive homes.” Its own Los Cabos page: “home to 60 exclusive residences adjacent to the renowned Nobu Hotel Los Cabos,” in Baja California Sur on the Pacific. Four residence types are named and measured — Hikari at 97.90 m² with one bedroom, Asahi at 190.58 m² with two, Sakyü at 416.54 m², and the Kogane Penthouse at 570.50 m². The page lists a private chef, a personal concierge and access to the hotel's restaurants, spa and pools.
And then it says what the product is, in a button. The page is headed “Reserve A Residence” and offers “Book now and travel through December 18, 2026”. It describes stays and reservations throughout. It never mentions buying or owning. So the tenure field on this card reads not offered for ownership — let, which under §106 is a complete answer rather than a reason to leave the building out: the sixty residences are an inventory distinct from the hotel's keys, and the question a marque invites is answered instead of dodged.
The same marque is on a different product three thousand miles north. LHL-R-096 sits on 658 condominiums in Toronto that were sold, and on these sixty that are let. Nobu's own collection page says the plain thing about why: its residences are offered “not only as places to stay but as distinct homes”. The brand blends the two deliberately, and the register separates them one project at a time — which is the only way a reader can tell, from the name alone, whether they would own anything.
What the operator does not publish is most of a conveyance. No developer, no architect, no interior designer, no street address, no opening year — its collection page says only “this year” — and no rate. The register leaves each of those at not established rather than filling them from the resort's press, and records the two largest residence types as stating no bedroom count, because the page gives beds rather than bedrooms for them.
This record was held unpublished since the register was built, with nothing in any field. It is published today because the operator's own pages now carry a count, an occupancy and a product, which is the single verifiable fact a held record needs to reach V0. The fact that released it was not a new building; it was a page that had started saying something.
Who it is not for
Not for a buyer: nothing here is for sale, and the register says so in the tenure field rather than by omitting the building. Not for anyone who wants the paperwork — the operator names no developer, no architect, no address and no year.

A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
