Nobu Residences Tulum
Fifty beachside residences announced beside a two-hundred-room hotel on the Riviera Maya, with no district, no developer of record and no date.
The count is the operator's and it is almost all there is. Nobu Hotels: the hotel “will feature 200 guest rooms and suites including 12 villas… and 50 stylish beachside residences.” Future tense throughout, four years after the announcement. The residences are counted apart from the keys in the operator's own sentence, which is what admits this record; everything else about it is unestablished.
The announcement was a milestone, and the milestone is what was being celebrated. Nobu Hospitality announced the project in August 2022 as its thirtieth hotel. Trevor Horwell, its chief executive, in the Spanish release: the house was “sumamente orgullosos” to have reached its thirtieth hotel “en solo nueve años”, and partnering again with RCD Hotels was “un privilegio especial”. Roberto Chapur, president of RCD Hotels: “Felicitamos a todos los que nos ayudaron a llegar aquí.” Neither quotation is about the residences.
What the register cannot say about a fifty-home development on the Mexican Caribbean coast is most of it. No street address, no district within Tulum, no developer of record, no architect, no interior designer, no floor count, no opening year, no tenure, no statement of whether the homes are sold or let, and no price from anyone — not even an agent. The operator's collection page calls work in Tulum “underway”, and the register found no construction evidence to put behind that word. Nor does any source address the obvious legal question: Tulum is inside Mexico's coastal restricted zone, where a foreign buyer holds through a bank trust rather than directly, and nobody involved has mentioned it.
Who it is not for
Not for a buyer at all yet: there is a count and a partner, and no address, no date, no title and no price. Not for anyone reading “underway” as construction — the register found nothing behind the word.

A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.
