Vancouver House
Beach and Howe, fifty-nine storeys. Three hundred and seventy-five homes to own and one hundred and six to rent in one building — and the register counts only the first.
Westbank gives both numbers and the register separates them. 375 residential homes and 106 rental homes, fifty-nine storeys, completed 2020, designed by Bjarke Ingels Group. The developer also records the award: “Awarded Future Project of the Year at the World Architecture Awards in 2015 for its innovation and beauty.” The unit count on this card is 375, because the hundred and six are let and this is a register of residences that are owned.
That distinction is doing real work across this sweep. The same screen — sold or let — removed Amsterdam's most photographed tower from the research that produced these records, because its homes are rental. Here it does not remove the building; it trims it. A card that said 481 would be describing a different asset to a different reader.
Tenure, bedrooms and price are unpublished, and the building is closed to most non-Canadians until 1 January 2027. The claim the register carries is the building's own: a twisting tower at a bridgehead that won its award five years before it was finished.
Who it is not for
Not for a buyer counting the whole tower as owner-occupied: a fifth of it is rental. Not for a non-Canadian before 1 January 2027.

13.10.2026 · Canada's two index cities, and a marque found missing from under three hundred estates
The UBS Global Real Estate Bubble Index 2026 names twenty-three cities. The register holds all twenty-three in the atlas and held published records in fourteen. Toronto and Vancouver were two of the nine blanks. They are blanks no longer: thirteen records, six in each city and one lifted out of intake, every one verified against an operator, a developer or an architect page rather than an agent's listing.
Investment migration — the facts the rule turns on
The rule for Canada: No property route — and a purchase ban to 2027 — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
