Eighty Seven Park

North Beach, Miami Beach. Renzo Piano's first home in the western hemisphere — seventy flats lifted above two parks.

Editorial entry · sources recorded · property confirmation pending

An oval of glass raised on white pillars between the ocean and a park. Eighty Seven Park is Renzo Piano's first residential building in the western hemisphere: eighteen storeys at the northern edge of Miami Beach, with a 35-acre public park to the south, a two-acre private garden by West 8 to the north, interiors by RDAI and a lobby botanical garden tended by a resident botanist. Terra and Bizzi & Partners built it on the site of a demolished hotel; it completed in 2018 or late 2019 depending on the source.

Five sources give five counts — 64, 66, 67, 68 and 70 — and even the two developers disagree: Terra says 68, Bizzi says 70. The register records 70 with the rest named. One broker's guide also states that the University of Miami's subsidence research names this tower directly; the register reports that as the source's statement, not as its own finding, and holds it because a buyer would want to know it exists.

Who it is not for

Not for a buyer who wants a settled record: its own developers publish different counts.

28.09.2026 · What Google would not hold, and why it was right

Search Console reported 152 pages not indexed against 376 indexed. The cause was the register's own structure. Six countries had two addresses — Asia and Asia-Pacific, Caribbean and Caribbean & Mexico had both been written into the region field over different intake runs, and the generator gives every region a folder. Thailand had four records on one country page and thirteen on another, each with the same title and a canonical tag pointing at itself.

Investment migration — the facts the rule turns on

The rule for USA: No property route — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
