Forma

266 to 284 King Street West. Frank Gehry's first new development in the country he was born in — and a record the register publishes with no unit count, because none is published.

Editorial entry · sources recorded · property confirmation pending

One claim, from the developer, and it is the whole record. Great Gulf states that Forma is “the first Gehry-designed new development in his native Canada.” Gehry was born in Toronto; the building stands on King Street West; the developer group is Great Gulf with Westdale Properties and Dream. That is what the register can verify, and it is enough for a landmark entry because the architect is the claim.

What is missing is most of a card. No unit count, no completion year, no tenure, no bedroom range, no price. The register declines to supply any of them from the ample press around the project, because a landmark record with an invented inventory is worse than a landmark record that is honestly short. This card will grow when the developer publishes, and not before.

It sits on the landmark shelf with no marque and no operator, and under the same purchase prohibition as every other condominium in the city: closed to most non-Canadians until 1 January 2027.

Who it is not for

Not for a buyer who needs to know what they would be buying: unit count, tenure and price are all unpublished. Not for a non-Canadian before 1 January 2027.

13.10.2026 · Canada's two index cities, and a marque found missing from under three hundred estates

The UBS Global Real Estate Bubble Index 2026 names twenty-three cities. The register holds all twenty-three in the atlas and held published records in fourteen. Toronto and Vancouver were two of the nine blanks. They are blanks no longer: thirteen records, six in each city and one lifted out of intake, every one verified against an operator, a developer or an architect page rather than an agent's listing.

Investment migration — the facts the rule turns on

The rule for Canada: No property route — and a purchase ban to 2027 — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
