The Residences at The St. Regis Toronto Downtown

325 Bay Street, levels 33 to 57. One hundred and eighteen residences in the tower that opened as Trump Toronto — the only record in the register's Toronto set whose marque has been replaced.

The split is the builder's own. Multiplex, which built the tower, publishes the figures on its project page: “The development features 118 luxury residences from levels 33 to 57 and 261 hotel guest rooms and suites from levels 11 to 29.” The client was Talon International Inc and the architect Zeidler Partnership Architects; the page gives 2013. The register takes the unit count from the contractor because no operator page states it.

The reflagging is recorded by the same page, in its title. Multiplex files the project as The St. Regis Hotel (formerly Trump Hotel). That is a contractor's record of a change of marque, not the operator's, and the register says so rather than describing the change in the operator's voice. What the operator does say is narrow and useful: Marriott's own careers site advertises a residences concierge post at The Residences at The St. Regis Toronto Downtown, which establishes that the residential marque is in service under that exact name. It is the only operator-side evidence found for this building, and a job advertisement is a thin instrument to hang a brand on. The register publishes it as what it is.

Tenure, bedrooms and price are not established. Nothing first-party states the form of title, the bedroom range or an asking figure. The building is resale stock — there is no primary sales programme to publish a price from — and until a condominium declaration or an operator page is read, the tenure line stays empty rather than filled in from the city's ordinary practice. A city where everything is a condominium is still not a source for this building being one.

And since 1 January 2023 a non-Canadian cannot buy into it. The Prohibition on the Purchase of Residential Property by Non-Canadians Act names condominium units expressly, and the Department of Finance extended the ban to 1 January 2027. The register's ordinary reader for a branded residence in a global capital is exactly the person the Act excludes.

Who it is not for

Not for a non-Canadian buyer before 1 January 2027 — the Act forecloses it. Not for a buyer who wants to read the brand relationship on the operator's own residences page: it is not published there.

13.10.2026 · Canada's two index cities, and a marque found missing from under three hundred estates

The UBS Global Real Estate Bubble Index 2026 names twenty-three cities. The register holds all twenty-three in the atlas and held published records in fourteen. Toronto and Vancouver were two of the nine blanks. They are blanks no longer: thirteen records, six in each city and one lifted out of intake, every one verified against an operator, a developer or an architect page rather than an agent's listing.

Investment migration — the facts the rule turns on

The rule for Canada: No property route — and a purchase ban to 2027 — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
