Shangri-La Vancouver — residential estates

1128 West Georgia Street, sixty-three storeys, three hundred estates. The hotel beneath them is now a Hyatt — and no source says what the residences above are called.

Editorial entry · sources recorded · property confirmation pending

This is the second marque the register has found removed from under a live record in a single session, and it was found the same way: by reading the operator. Hyatt's own release states that the hotel at 1128 West Georgia, “formerly Shangri-La Vancouver, is now operating as Hyatt Vancouver Downtown Alberni,” and that it will open as Park Hyatt Vancouver in 2026. The developer's page and the architect's page both still describe the building as Shangri-La Vancouver, and both are correct about what they describe — the building as built. Neither is a statement about what it is called now.

What nobody states is the only thing a buyer would ask. Hyatt's release says nothing about the residential component. No Hyatt page, no Peterson page and no Shangri-La page reached says the 300 estates now carry a Hyatt or Park Hyatt name, and none says they retain the Shangri-La one. The register therefore records the brand as flagged rather than resolving it: the name on this card is the name the developer still publishes, with the hotel's change stated in the same breath. The honest answer to “what marque do these residences carry?” is that the register does not know, and that the two parties entitled to answer have not.

The building itself is well sourced. Peterson gives 300 luxury residential estates and 119 hotel suites and calls it “the tallest building in Vancouver”; James KM Cheng Architects gives sixty-three storeys and 2009. Hyatt's release repeats the tallest-building claim, which means the one fact two operators and a developer agree on is the height.

No guard could have caught this. The register's twelve checks enforce internal agreement — that a code matches a marque, that a slug matches a country, that a price carries its date. A hotel being reflagged in the world is not an internal disagreement, and the register held PR-D-279 under Kempinski for three years for exactly this reason. The only instrument that finds a de-flagging is re-reading the operator, and it has to be deliberate.

Who it is not for

Not for a buyer who wants to know which marque their residence carries: the hotel's has changed twice and the residences' is unstated. Not for a non-Canadian before 1 January 2027.

13.10.2026 · Canada's two index cities, and a marque found missing from under three hundred estates

The finding is a removal. Hyatt's own release states that the hotel at 1128 West Georgia Street in Vancouver, formerly Shangri-La Vancouver, is now operating as Hyatt Vancouver Downtown Alberni, and will open as Park Hyatt Vancouver in 2026. Three hundred residential estates stand above it. No source reached says whether those estates have been re-marqued, or whether they have not — so the record carries the developer's name with the hotel's change stated beside it and the brand field flagged, rather than an answer the register does not have. It is the second de-flagging found in a session: PR-D-279 carried Kempinski for three years after the property went to InterContinental.

Investment migration — the facts the rule turns on

The rule for Canada: No property route — and a purchase ban to 2027 — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
