Shangri-La Toronto
University Avenue. Three hundred and ninety-five residences above two hundred and two hotel rooms — or three hundred and ninety-three, depending on which of the building's two architects you read.
Two first-party sources, two counts. Westbank, the developer, gives 395 residences. Hariri Pontarini, one of the building's two architects, gives “202 hotel rooms on the first seventeen floors and 393 luxury residences, including private estates, above.” The difference is two units and the phrase that explains it — including private estates — so the likeliest reading is that the architect is counting an inventory the developer counts differently. The register publishes 395 and records 393 beside it rather than choosing silently.
The marque is established by the developer and the architect, not by the operator. Shangri-La's own Toronto hotel page does not mention residences at all, and the group's residences index returned a server error when read, so the register cannot say whether Toronto is still listed there. The developer names the building Shangri-La Toronto and the architect names the residences within it; that is the basis, and it is a sound one for a 2012 building long since sold out.
Tenure, bedrooms and price are unpublished. This is resale stock in a city where a non-Canadian cannot buy a condominium unit at all before 1 January 2027, so there is no sales programme to publish them and no buyer the register can usefully quote a figure to.
Who it is not for
Not for a buyer who wants the hotel operator's own page to confirm the residences — it does not mention them. Not for a non-Canadian before 1 January 2027.

13.10.2026 · Canada's two index cities, and a marque found missing from under three hundred estates
And the two cities are shaped differently, which the records now show. Toronto's case is made by five hotel marques — Four Seasons, St. Regis, Ritz-Carlton, Shangri-La, Nobu — and Nobu's 658 units are larger than the other four combined. Vancouver's is made by architects: four of its six records carry no marque, and two of those put a practice's name where the marque would sit. Behind all thirteen stands one sentence from the Department of Finance: the ban on purchases by non-Canadians, condominium units named expressly, runs to 1 January 2027.
Investment migration — the facts the rule turns on
The rule for Canada: No property route — and a purchase ban to 2027 — checked 24.09.2026.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
