Nobu Residences Toronto

Mercer Street. Six hundred and fifty-eight residential units and thirty-six hotel suites — by unit count the largest branded residence the register holds in Canada, and by a wide margin.

The operator states the split itself. Nobu's own Nobu Residence Collection page gives it in one sentence: “the two towers boast 658 residential units, 36 luxury hotel suites.” That is operator-side, unambiguous, and the only one of the register's five Toronto marques whose figures come from the brand rather than from a builder, an architect or an agent. The residences are also the only Toronto building the brand still markets as part of a residence collection.

The scale is the fact worth noticing. Six hundred and fifty-eight units against 395 at Shangri-La, 210 at Four Seasons, 159 at the Ritz-Carlton and 118 at the St. Regis. A branded residence of this size is a different product from the others on this page — thirty-six hotel suites serving six hundred and fifty-eight homes is a ratio no concierge-first building in the register approaches — and a buyer reading the marque alone would not know that.

Everything else is press or absent. Madison Group with Westdale Properties as developers and Teeple Architects as architect are reported rather than published first-party; completion year, tenure, bedroom range and price are not stated anywhere the register reached. The operator's page sells the collection, not the building's paperwork.

The operator has since said when it opened, and only the month. Nobu's residence collection page now records that the two towers “began hosting residents in November”. No year is given on the page, so the register records the month and leaves the year open rather than inferring it from the record’s own completion status.

Who it is not for

Not for a buyer who expects hotel-density service: thirty-six hotel suites sit above six hundred and fifty-eight homes. Not for a non-Canadian before 1 January 2027.

13.10.2026 · Canada's two index cities, and a marque found missing from under three hundred estates

The UBS Global Real Estate Bubble Index 2026 names twenty-three cities. The register holds all twenty-three in the atlas and held published records in fourteen. Toronto and Vancouver were two of the nine blanks. They are blanks no longer: thirteen records, six in each city and one lifted out of intake, every one verified against an operator, a developer or an architect page rather than an agent's listing.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
