Four Seasons Private Residences Toronto
Yorkville. Two hundred and ten residences by the operator's count and two hundred and forty-one by the architect's — the city where Four Seasons was founded, and the only Canadian city on the brand's residences portfolio besides Montreal and Whistler.
The record was held for three years because nothing sourced it. It is published today on the operator's own page, which states that this “landmark address redefines luxury living in the thriving international city where Four Seasons was born” and that the building has sold out. Four Seasons' global residences portfolio lists Toronto — and lists no other Canadian city except Montreal and Whistler, which makes that page a usable instrument in both directions: it confirms Toronto and it is the reason this register says not established for Vancouver.
The unit count does not agree with itself, and the register publishes both numbers. The operator gives 210 residential units. architectsAlliance, the architect, gives 241 branded condominium units across two towers — 108 and 133. No third source reconciles them, and the likeliest explanation is that the two parties are counting different towers or different inventories. The register records 210 as the operator's figure and 241 beside it rather than choosing.
The developer attribution splits the same way. The operator's page names Paramita Enterprises; the architect names Four Seasons Hotels and Resorts with Menkes Developments Ltd. Both are first-party statements about the same building by parties who were there. The register carries both.
One field was corrected on the way to publication. The held record carried the tenure as Condominium (strata) — a reasonable guess about a Toronto tower and a guess all the same, since no source consulted states the form of title. It now reads Not established. This is the fault §92 was written for, caught on a record the register had never published: a field nobody sourced is not a field, whatever is written in it. The hotel opened in October 2012 at 60 Yorkville Avenue; agents address the residences 50 Yorkville Avenue and 55 Scollard Street, which the register records as agents' addresses.
Who it is not for
Not for a non-Canadian buyer before 1 January 2027 — and as resale-only stock, that is the only way in. Not for a buyer who wants one authoritative unit count: the operator and the architect differ by thirty-one homes.

Investment migration — the facts the rule turns on
The rule for Canada: No property route — and a purchase ban to 2027 — checked 24.09.2026.
| Entry price | Not established | 13.10.2026 · the operator states the building has sold out; no figure is published |
| Seller | Not established | 13.10.2026 · resale stock; no sales programme published |
The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
