Nobu Residences North Coast
A restaurant is open, the residences are due in 2030, and the hotel has no date at all — the one Nobu project where the developer publishes a price and nobody publishes a unit count.
SODIC publishes a price and an area range for a named Nobu product, which puts this ahead of almost every other address in the register's Nobu set: from EGP 38,631,000, 63 to 219 square metres, with delivery given as the third quarter of 2030. The development is Ogami, in Ras El Hikma on Egypt's North Coast, which Nobu describes as “Spanning 440-acres of spectacular beachfront terrain”. A developer willing to print a figure is doing something the operator almost never does.
And nobody at all publishes how many residences there are. Not SODIC, not Nobu, in any release or on any page. A price with no inventory behind it is the inverse of this register's usual problem, which is an inventory with no price, and the card carries the first and leaves the second empty.
What is actually open is the restaurant. SODIC, in its own August 2025 release: Nobu North Coast is “Now open”; “Following the restaurant's debut, SODIC will unveil Nobu Residences”; and “Nobu Hotel will complete the vision.” The residences are “a curated collection of homes” with no number, no tenure and no sale terms. Ayman Amer, SODIC's general manager: “The arrival of Nobu at Ogami marks a transformative moment for the North Coast.”
The design team is named by the developer and not divided. Ayman Amer, as SODIC's group general manager, gives the residences to “internationally renowned Rockwell Group and HKS London”. He does not say which firm did the architecture and which the interiors, and the register does not split them. Rockwell is separately credited by SODIC for the restaurant's interiors.
One thing does not sit easily and the register prints it rather than smoothing it. Sixty-three square metres is a small home for a product marketed at this level, and agents separately advertise Nobu Branded Villas at Ogami. Whether SODIC's priced 63-to-219-metre product and those villas are one inventory or two tiers is not established, and SODIC's own site does not say. The destination is also stated to operate seasonally, from May through October.
Who it is not for
Not for a buyer who needs to know what they are buying into: a price exists, a unit count does not, and whether the priced product and the advertised villas are the same thing is unestablished. Not for anyone wanting the hotel — it has no date.

22.10.2026 · A marketing email named six Nobu addresses. The operator’s own index names twenty-five, and the register held eight.
A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.
