The most consequential fact about this development is the one the sources disagree on. One describes the 88 units as two buildings — 47 apartments and 41 hotel apartments. Others give 88 residences flat. That distinction decides whether a particular buyer is purchasing a home or a piece of hotel inventory, with different use rules, different costs and a different resale market. The register carries both readings and resolves neither.
The rest is settled. Twelve acres of beachfront at Mamsha Al Saadiyat, opposite Saadiyat Grove and beside the Guggenheim Abu Dhabi; Aldar Properties with Nobu Hospitality; RSP Architects with California's Studio PCH; a 125-key hotel, a rooftop bar and Abu Dhabi's first Nobu restaurant. Saadiyat is becoming the densest branded-residence island in the Gulf and the register was holding one record on it. Baccarat, by Sou Fujimoto for the same developer, and Four Seasons were both missing; both were added the day this one was verified.
Who it is not for
Not for a buyer who has not established which of the two buildings a unit sits in: the difference between a residence and a hotel apartment is the whole transaction. Not for anyone who wants delivery certainty — completion is given as 2026 in one source and 2027 in three.
