The land is the asset and the family that owns it is the story. Nai Lert Park is a century-old private garden on Wireless Road among the Lumpini embassies, held by the descendants of Lert Sreshthaputra, who founded his company in 1894 and introduced ice to Bangkok. His great-granddaughter runs the group now, and it is her decision to build here that makes this address possible at all.
Thailand's first urban Aman: residences over eighteen floors alongside a 52-suite hotel. One-bedroom apartments run to 127 square metres and four-bedroom penthouses to 2,200 — a fourteen-fold spread inside one building, which is unusual and tells you the floors are not sold to one kind of buyer.
Tenure is not established, and in Thailand that is the question rather than a footnote. Foreign freehold of land is prohibited; foreign ownership within a condominium is capped at 49% of its saleable area. What a foreign buyer would actually hold here is not published, and the register does not infer it.
Who it is not for
Not for a buyer who wants certainty on title today: the ownership structure is unpublished and Thai law makes it consequential. Not for anyone who wants a finished building — this is under construction with no completion date two sources agree on.
