A branded residence with a resale market is a rare thing in this register, and this one has had a decade of it. Units trade openly from around ₱24m, sized 46 to 402 square metres; the largest is a 29th-floor four-bedroom penthouse, one of four of its layout in the building. Most records here are off-plan or newly delivered and have never been tested by a second sale. This one has.
The tenure line reads Condominium, and there is a Philippine footnote that the listings do not carry. Title is individual and clean, as the brokers say. But Philippine law caps foreign ownership at 40% of a condominium project's floor area, so whether a particular foreign buyer can complete depends on the building's remaining quota — a fact about the building, not the unit, and one that is nowhere published.
The residences sit above a complex holding both a Raffles and a Fairmont hotel, with a dedicated owners' concierge, butler and valet service. Two hotels, one address, one service platform: a configuration the register sees often in Southeast Asia and almost nowhere else.
Who it is not for
Not for a foreign buyer who has not checked the building's quota: individual title does not guarantee eligibility, and the register cannot tell you where the 40% currently stands. Not for anyone who wants a new building — this is a 2012 address whose case rests on how it has held.
