Nine hundred and ninety-nine years from 1995 is not freehold, and in Singapore that distinction is the whole conversation. The 999-year lease is the island's long form of tenure: it prices, trades and feels like ownership, and it is legally a lease. The register carries it under Tenure because the access model says only *Own*, and *Own* is not what the title says.
The building is one of the older branded residences in the register — completed in 2008, twenty-three floors, 173 units on Tanglin Road at the edge of Orchard, with the St. Regis hotel alongside. It is also a rare thing in this register: a branded residence old enough to have a resale history, which is the only real test of whether a brand holds value on a building.
The developer is named as Richmond Hotel Pte Ltd in two sources and as City Developments Limited in a third. The register carries Richmond Hotel as the entity of record and notes the divergence rather than resolving it.
Who it is not for
Not for a buyer who wants a new building: this is a 2008 address, and its case rests on where it sits and how it has held rather than on what is new in it. Not for anyone who reads 999 years as freehold — it is a lease, and the register says so.
