The first Waldorf Astoria residence with no hotel in it. A hundred per cent residential building at 1350 S. Ocean Blvd, ninety-two homes on two acres of oceanfront, private lifts to each residence, balconies to ten feet deep, a twenty-thousand-square-foot pool deck and a personal account with signing privileges settled monthly. Delivery planned 2027; groundbreaking April 2025, topped off May 2026, reported eighty-five per cent sold by April 2026.
It is a different product from every other Waldorf record here, and the register's `S3` code exists for exactly this: the name and the service without the building the name came from. Mandarin Oriental's Fifth Avenue does the same thing in Manhattan, where the developer put it best — five-star service *with none of the guests*.
The licence is published in full and it is Hilton's standard wording: the residences are not owned, developed or sold by Hilton, which makes no representations or warranties; the developer uses the marks under a limited, non-exclusive, non-transferable licence that may be terminated or expire without renewal, after which the project may not be identified as Waldorf Astoria at all. Who it is not for
Not for a buyer who reads the name as a covenant: Hilton disclaims ownership, development and sale in writing. Not for anyone wanting quiet — Ritz-Carlton, Armani Casa and a W are all building on the same shore.
