The ocean frontage is 900 linear feet and 965. Unit sizes run 1,200–8,000, 1,400–8,000 and 1,800–7,800 square feet. This is the widest spread the register has recorded on a completed building, and every source is a brokerage selling in it.
One reading is more useful than the rest. The 120-plus-30 split separates privately owned residences from hotel residences — the distinction the other five counts collapse into a single total. A buyer comparing this building to another needs to know which of the 150 doors are homes and which are inventory, and only one source tells them.
The architecture is the reason the address exists: Richard Meier with Kobi Karp, two twelve-storey buildings flanking a Four Seasons hotel built into the Russell Pancoast Surf Club of 1930 — preserved rather than cleared, unlike the Versailles two miles south, the Colony Beach on Longboat Key or the Coquina on Lido Key. Meier chose the interiors himself and consulted directly with buyers of the Signature Penthouses. Sold furniture ready: floors, kitchens and baths installed, furnishing left to the buyer.
